Clarke and Jay Surveyors provide Expert Witness reports for court proceedings. Dominic Jay has successfully completed the RICS Expert Witness training scheme and our reports are CPR compliant. 
 
We are instructed by solicitors or individuals to provide expert opinion on valuation matters, construction defects and damage to property relating to insurance claims. 
We have recently completed work relating to flood damage, valuations in relation to matrimonial matters and defective workmanship in buildings. 

SPECIFIC DEFECT REPORTS 

An investigation and report on specific problems such as building defects, cracks in buildings, water ingress, quality of construction and structural movement. 
Home owners often ask us to provide advice on specific issues they have on their own homes. Specific defect reports are also used when another surveyor has called for further investigation by a structural engineer or chartered building surveyor to understand a defect or before agreeing a mortgage. 

STRUCTURAL ASSESSMENTS 

Structural Assessments are inspections and reports of the building fabric only. They concentrate on the main structural elements of the building but exclude secondary elements such as joinery services and fittings. These can be used when properties are to be substantially remodelled and are also suited to further investigations and to satisfy mortgage lend 

SCHEDULES OF CONDITION 

A Schedule of Condition is designed to provide a comprehensive record of the condition of a building on the day of inspection. 
 
We often provide Schedules of Condition for clients before they take on commercial leases, to benchmark the condition of the property and protect their position in relation to their obligations under the lease. 
 
Schedules of Condition are also prepared for clients prior to building work being carried out to protect them against potential claims for damages from neighbours. These are often attached to Party Wall Awards.

We carry out pre acquisition surveys for commercial premises. It is important to understand the repair and maintenance liabilities of your new business premises and our reports can help with negotiations on price or repair liability limitations.
